The Metropolitan Police Authority refurbished four floors of their existing 1960’s built 12 storey office building to provide updated office accommodation to a contemporary standard. The heating system comprised of perimeter heating and radiators fed from a basement boiler plant. The existing perimeter heating was removed and replaced with new efficient perimeter heating with thermostatic control. New heat recovery ventilation systems were incorporated into each individual floor with automatic controls, capable of providing night purge ventilation to facilitate a margin of summer time over heating control. Close control air conditioning was provided to the main TER Hub room and Cooling was provided to the remote TER rooms.
The electrical services comprised of renewing the general power and lighting with new control systems, new UPS supplies, new Voice and data,  and  updating the fire alarms and security systems. Services provided by Anderson Green included: Cost certainty, Site surveys, detailed design using Hevacomp  software and traditional manual methods, preparation of Tender documents, Tender evaluation and Sub  Contractor interviews.

Programming was the key to this project, as the four floors being refurbished were intermediate floors at various levels with all other floors being occupied.

The works had to maintain use of all services within the occupied floors with minimum disruption to the building. There was also an inherent risk associated with a building of this age, with Asbestos being present and limited ‘As built’ record information being available.
